Watery Park Barn is a wonderfully restored barn once used as a venue for local events. Now a superb holiday cottage, it is fabulously spacious with all the mod cons and more that you would expect from a home away from home in the country.

Please note this property has a capacity of 14 (+ 4 sleeping on sofa beds).

Sofa beds can be added during the booking process (£40 per person).

Adjacent to Watery Park Barn, Hiron's Piece is a comfortable country home restored with peace and comfort in mind. With a fabulous open plan dining kitchen as the heart of the house and four en-suite bedrooms, it’s the ideal place to get together with family or friends.

Watery Park Barn

Ground Floor

Entrance into the enormous Open Plan Living Area. The floor to ceiling windows at the back of this property bring light in abundance into this pleasant and sympathetically restored barn.
Living area includes comfortable seating for 12 people in front of an open fire. Large LED TV with full SKY package (inc sport and movie channels) and Blu Ray player; iPod dock.
A large dining table can seat 18 people allowing for large diner parties whether that be self-catered using the facilities in the fully fitted kitchen or chosen from one of our carefully selected outside caterers.
The fully fitted Kitchen includes a large electric oven with 5 ring gas hob, separate Lamona electric oven with 4 ring gas hob, large American style fridge / freezer with ice machine, 1 standard dishwasher, 1 half size dishwasher, farmhouse table and 4 chairs. The separate Utility Room is a great storage room. This room can also be accessed from the back of the property so is an ideal place to store those muddy walking boots or even your adorable wet dog whilst they dry off.
Following through the Kitchen you will find the Garden Room which provides a space for some of your group to separate. Table with seating for 8 and table football. At the end of this room there is a sofa bed which can be screened from view using a curtain and used to accommodate additional guests (max 2) at a charge of £40 per person .

Bathroom with shower, wash basin, heated towel rail and WC. A washer / dryer is also housed in this bathroom.

First Floor
This lovingly restored barn includes seven bedrooms, four of which are located around the gallery.
Bedroom One has zip and link beds which can either be made up as two singles or a king size bed, bedside tables with lamps and a wardrobe. The En-suite Bathroom has a bath with overhead shower, heated towel rail, wash basin and WC.
Bedroom Two is a mirror of Bedroom One and has zip and link beds which can either be made up as two singles or a king size bed, bedside tables with lamps and a wardrobe. The En-suite Bathroom has a bath with overhead shower, heated towel rail, wash basin and WC.
Between Bedroom Two and Three there is a large seating area with views out onto the garden. There are 2 sofa beds in this area which can be curtained off and used to accommodate extra guests (max 2) at an additional £40 charge per person per stay.

Bedroom Three has a double bed and bedside tables and lamps. The En-suite includes a shower, heated towel rail, wash basin and WC.
Bedroom Four has a double bed, bedside tables with lamps, dressing table and stool. The En-suite Bathroom has a bath with overhead shower, heated towel rail, wash basin and WC.
Bedrooms Five and Six can be found in the Annex. This very much forms part of the main house, but can also be separated by large oak doors should your party dynamics suit this better. Please note that although bedrooms five and six are on different floors, there is no door between these two bedrooms.
Bedroom Five has a double bed, bedside tables with lamps and hanging space. The Bathroom for this bedroom is next to the bedroom and includes a shower, heater towel rail, wash basin and WC.
A few steps down to Bedroom Six has zip and link beds which can either be made up as two singles or a king size bed, bedside tables with lamps. You can access this bedroom directly from outside also.

Second Floor
Bedroom Seven has zip and link beds which can either be made up as two singles or a king size bed, bedside tables with lamps, chest of drawers, small built-in cupboard providing hanging space. The En-suite Bathroom has a bath with overhead shower, heated towel rail, wash basin and WC.

Outside is a large garden with patio area. Table with seating for 18 and two gas BBQs available.

A welcome basket of logs is provided.

Off street parking is available.

A high chair, travel cot and stair gate can be provided upon request.

The sofa beds can be used at an additional £40 charge per person per stay.

Up to 3 dogs are welcome at this property and more may be considered on request. Please note an additional £20 charge applies per dog per stay.

Hiron's Piece

Ground Floor

Open the front door to an entrance hall with a cloakroom ahead and the impressive open plan kitchen dining hall to your right. With double French doors to the front of the property and an amazing floor to ceiling glazed gable end, this space is flooded with natural light and makes for the perfect sociable entertaining space whether it’s a relaxed family breakfast or sophisticated dinner party. The owner has painstakingly sourced the remarkable overhead beams and there’s not a nail in sight lending the space an oak room feel. Underfloor heating throughout this area ensures its super cosy in the cooler months. The kitchen includes all the usual paraphernalia with a fridge freezer, dishwasher and a washer/dryer – in addition to the range cooker, a wine cooler and Nescafe Dolce Gusto coffee machine ensure effortless entertaining. (An initial supply of pods will be available to get you started but remember to include top-up supplies in your holiday grocery order).

To the left as you enter the house is a ground floor double bedroom with antique style double brass bed, wooden floorboards and an en-suite shower. There's also hanging space for clothes and a chest of drawers. Please note that the en-suite does not have a WC, this is in the adjacent downstairs cloakroom.

Along the corridor to the living room with original flagstone flooring and an open fireplace. Three sofas and an armchair provide plenty of space to relax with country views to the front and a south facing patio area to the rear perfect for al fresco evenings.

First Floor

Wooden stairs rise and turn to a gallery style landing.

The master bedroom with king size bed is to the left. This characterful room has an amazing cruck style ceiling with beams and a generous en-suite bathroom with twin sinks and a bathtub with shower over. A wardrobe and chest of drawers provide ample storage.

Cross over the galleried landing to the original part of the cottage and Bedroom Two which has a double bed and enjoys views over to the church and has an en-suite shower room with walk-in shower. There's a hanging rail and chest of drawers for clothes storage.

Further along the corridor, you’ll see a quirky port hole style window which allows yet more light to enter. At the end of the corridor, bedroom 4 is another double and is a double aspect room with en-suite bathroom including an over the tub shower. You can soak away your everyday cares whilst taking in the delightful pastoral scenes surrounding the cottage – holiday bliss! This bedroom contains a wardrobe and chest of drawers.


To the rear of the cottage is a small south facing garden with a bench and you’ll find table and chairs on the patio area outside the dining room, the perfect spot for barbecues and al fresco meals.

A gravelled area to the front of the house allows you to pull up and unload and there’s parking for up to four cars just before you reach the cottage. An attractive water feature sits in front of the house.

Surrounding local area

Guests are welcome to stroll the surrounding grounds and observe the local wildlife – a little like a mini nature reserve. A short walk away is The Seagrave Arms where a warm welcome as well as real fires, good food and refreshment awaits.

The small Cotswold market town of Chipping Campden with its excellent range of independent shops, pubs and restaurants is just over three miles away. The Cotswold Way starts here and is typical of the great walking country in this area. Whilst the great outdoors beckons, there’s also a wealth of historic properties and gardens to explore with Hidcote & Kiftsgate very close to inspire budding gardeners and Snowshill Manor, stanway House and Sudeley Castle all within easy striking distance.

Being at the northern tip of the Cotswolds, Shakespeare’s Stratford is a short hop away and the traditional Cotswold hotspots of Broadway, Bourton-on-the-Water, Stow-on-the-Wold and Burford can all be easily reached
